The Project

Mangaldan is a progressive 1st class town of the province of Pangasinan only six kilometers from the city of Dagupan . The population of the town is about 80,000 and growing due to it’s proximity to the cities of Dagupan and Urdaneta, the ample water supply and excellent communications system.

To many, a subdivision was just a parcel of land divided into smaller portions with no water and electricity supply. As the town lacked a truly first class residential subdivision, the V.B. Jimenez Realty and Development Corporation was formed to address this need. The company’s major stockholders are from Mangaldan and their first priority is to the town and it’s people.

Phase I of the project began in 1998 with the acquisition of 1.8 hectares of land situated in Barangay Banaoang near the town center of Mangaldan. The site was surveyed and planned by Architect Angeline Chua Chaco. The Sangunian Bayan (municipal council) approved the plan which was then endorsed and approved by the Housing and Land Use Regulatory Board. There are 58 lots ranging in size from 168 sqm to 280 sqm.

Residencia San Jose Phase I is now complete with wide concrete roads, water and electric supply, storm drainage, fire hydrant, guard house , clubhouse and park. There is 24 hour security guards, street lighting, and a high concrete fence all around the site.

All the lots are individually titled and unencumbered by any financial institution. Therefore, upon full payment and completion of a Deed of Sale the new owner will receive the Transfer Certificate of Title in his /her name within three weeks.

And now for Phase II.

The 1.9 hectare property adjacent to Residencia San Jose has recently been acquired for expansion.

After the initial survey plans have been designed to make available 55 residential lots, 7 townhouses and 11 commercial stalls. Like the first phase the whole area will be filled in order to prevent flooding and ensure proper drainage of the subdivision.
